Amsterdam, November 4, 2025 — Breakthrough Properties has completed One Helix, a fully-leased, state-of-the-art research facility within the Amsterdam University Medical Center (Amsterdam UMC). — Leads & Copy —
Breakthrough, a joint venture of Tishman Speyer and Bellco Capital, pre-leased the entirety of One Helix to AstraZeneca in August 2023 and broke ground the same month on the five-story development, designed by UNStudio. Built to BREEAM Outstanding for both the core shell and fit out, One Helix is one of the world’s most sustainable laboratory environments.
According to Breakthrough Properties Senior Vice President Tom Renn, One Helix exemplifies Breakthrough’s ability to create premier developments that enable scientific advancement and discovery.
One Helix is a key component of Amsterdam’s efforts to support the growth of the Amsterdam UMC campus and its surrounding life science innovation ecosystem. The development features geothermal storage, efficient air treatment, a triple-glazed glass façade, and rooftop solar panels.
Breakthrough worked with UNStudio, Aronsohn, Buro Happold and Linsenn, Savills, Linesight, and De Vries en Verburg to create the all-electric building.
Austin Gilliland, Director of Acquisitions and Asset Management for Breakthrough Properties, acknowledged the partners on the project, including UNStudio, De Vries en Verburg, Nuveen and Savills.

All three of Breakthrough Properties’ European developments are being built to BREEAM Outstanding certification, including Vitrum in Cambridge and Trinity by Breakthrough in Oxford.
